📝 Findwellings User Terms & Agreement
Effective Date: November 1, 2025
This User Agreement (“Agreement”) governs the access to and use of Findwellings, Findwellings.com, and all related subdomains, features, or applications (collectively, the “Platform”) operated by Sqyrs OPC, a duly registered real estate solutions provider in the Republic of the Philippines.
By registering, logging in, verifying your identity, or otherwise using the Platform, you (“User”) acknowledge that you have read, understood, and agreed to these Terms.

This User Agreement (“Agreement”) governs the access to and use of Findwellings, Findwellings.com, and all related subdomains, features, or applications (collectively, the “Platform”) operated by Sqyrs OPC, a duly registered real estate solutions provider in the Republic of the Philippines.
By registering, logging in, verifying your identity, or otherwise using the Platform, you (“User”) acknowledge that you have read, understood, and agreed to these Terms.
1. Accuracy & User Responsibility
The User affirms that all information provided—including personal details, property data, and communications—is true, accurate, and complete to the best of their knowledge.
The User is solely responsible and legally liable for any errors, omissions, or misleading data submitted through the Platform.

2. Public Information & Third-Party Use
Information marked as public (e.g., property listings, images, AI chat summaries, and general profile data) may be viewed, shared, or reused by third parties beyond the control of Findwellings, Findwellings.com, and Sqyrs OPC.
The User releases and holds Findwellings, Findwellings.com, and Sqyrs OPC harmless from any claims or damages resulting from such third-party use.
Information marked as public (e.g., property listings, images, AI chat summaries, and general profile data) may be viewed, shared, or reused by third parties beyond the control of Findwellings, Findwellings.com, and Sqyrs OPC.
The User releases and holds Findwellings, Findwellings.com, and Sqyrs OPC harmless from any claims or damages resulting from such third-party use.
3. Platform Purpose & Nature of Service
The Platform serves as a real estate listing and discovery directory with integrated AI-powered search and conversational features designed to assist Users in navigating, evaluating, and managing property information.
It is not a substitute for professional, financial, legal, or real-estate advice.
Use of the Platform is free unless governed by a separate Memorandum of Agreement (MOA) or subscription arrangement with Sqyrs OPC. Formal communications and final buyer-seller/lessor-lessee agreements are beyond the scope of service of this Platform. Findwellings grants users the liberty to communicate outside this Platform (such as email, social media, etc.), and the User releases and holds Findwellings, Findwellings.com, and Sqyrs OPC harmless from any claims or damages resulting from such external communication or third-party use.

4. AI Limitations, Responsibilities & Prohibitions
The User acknowledges that Findwellings’ AI systems are imperfect, may produce incomplete or inaccurate results, and should not be solely relied upon for financial or contractual decisions.
The User agrees not to:
-Use or train the AI to produce harmful, defamatory, deceptive, or illegal content;
-Use the AI to solicit payments, donations, or monetary value from others;
-Modify AI outputs to impersonate or misrepresent other users or entities;
-Request or instruct the AI to create financial solicitations or external payment links.
AI Chat Data: Conversations with AI assistants are not guaranteed to be stored permanently and may be deleted without prior notice.

5. Account Verification & Security
To ensure authenticity, Users must complete One-Time Password (OTP) verification using their email address before accessing most features such as property exploration, chat, “lounge”, price offers, and others.
The Platform stores verification tokens locally (user’s browser) for convenience, but Users remain responsible for securing their own devices and accounts.

6. Permitted Use & Restrictions
Users agree to use the Platform only for lawful and intended purposes, and shall not:
-Engage in harassment, fraud, or discrimination;
-Hack, probe, reverse-engineer, or copy Platform code or files;
-Use automation or scraping tools to collect Platform data;
-Upload or display listings not personally owned, managed, or authorized by the User.
Real estate-related business activities are permitted only under a valid MOA or subscription agreement with Sqyrs OPC.
Users agree to use the Platform only for lawful and intended purposes, and shall not:

7. Content Moderation & Removal
Findwellings, Findwellings.com, and Sqyrs OPC may, at their sole discretion, edit, restrict, suspend, or permanently remove any listing, account, or content deemed to be:
-False, misleading, expired, or inaccurate;
-Offensive, immoral, or unlawful;
-Competitive or harmful to the company’s business interests.
Removal or unpublishing is irrevocable, and Findwellings is under no obligation to restore deleted listings or accounts.
Voluntary deletion requests may be emailed to care@sqyrs.com, subject to policy and legal compliance.
Findwellings, Findwellings.com, and Sqyrs OPC may, at their sole discretion, edit, restrict, suspend, or permanently remove any listing, account, or content deemed to be:
-False, misleading, expired, or inaccurate;
-Offensive, immoral, or unlawful;
-Competitive or harmful to the company’s business interests.
Removal or unpublishing is irrevocable, and Findwellings is under no obligation to restore deleted listings or accounts.

Buyers may submit price offers only on properties marked “For Sale, Ready for Occupancy” by verified listers.
A User may have one active (“pending”) offer per property at a time.
Listers may accept, reject, or consider offers and are notified via email of all status updates.
When an offer is marked “Accepted,” competing offers are automatically locked.
Either party may revoke an offer prior to final sale; once marked “Sold,” the listing is archived and locked.
All interactions, offers, and appointments are non-binding until formalized under applicable law. The price offer system on this Platform does not constitute bidding, and the seller reserves the sole discretion to accept a price offer from whomever, regardless of how much the price offer is. The lister is responsible for conducting further due diligence on Users who make offers.

9. Platform Changes & Service Updates
Findwellings, Findwellings.com, and Sqyrs OPC reserve the right to add, modify, limit, or remove any feature or function—such as AI tools, search filters, dashboards, or analytics—without prior notice.
Service interruptions or feature limitations do not entitle the User to compensation (but may be provided at Sqyrs OPC discretion).

10. Amendments to this Agreement
This Agreement may be amended or replaced at any time. Updates take effect upon posting on the Platform.
Continued use of the Platform after updates constitutes acceptance of the revised terms.
“Continued use” includes any login, browsing, data upload, or AI chat interaction after such updates.

11. Marketing & Communication Consent
By registering or using the Platform, the User agrees to receive transactional, marketing, and informational communications (via email, SMS, phone, or push notifications) from Findwellings and Sqyrs OPC.
Users may opt out of marketing messages anytime, but system or transaction-related messages cannot be disabled.

12. Branding, Ownership & Attribution
“Findwellings” and Findwellings.com are registered tradenames of Sqyrs OPC, a real estate solutions provider duly registered with the Securities and Exchange Commission.
All trademarks, brand marks, and names (“Findwellings,” “Sqyrs,” etc.) are owned by Sqyrs OPC and must remain visible and unaltered in all public uses of the Platform.
Users may not remove, obscure, or tamper with any Sqyrs OPC or Findwellings branding, logos, or notices displayed on the Platform.
“Findwellings” and Findwellings.com are registered tradenames of Sqyrs OPC, a real estate solutions provider duly registered with the Securities and Exchange Commission.
All trademarks, brand marks, and names (“Findwellings,” “Sqyrs,” etc.) are owned by Sqyrs OPC and must remain visible and unaltered in all public uses of the Platform.
Users may not remove, obscure, or tamper with any Sqyrs OPC or Findwellings branding, logos, or notices displayed on the Platform.
13. Indemnification
Users agree to indemnify and hold harmless Findwellings, Findwellings.com, and Sqyrs OPC, including their officers and affiliates, from any claims, damages, or losses arising from:
-Breach of this Agreement;
-Misuse of Platform services; or
-Disputes resulting from user-submitted listings, offers, or communications.

14. Limitation of Liability
The Platform and all services are provided “as is” and “as available.”
Findwellings, Findwellings.com, and Sqyrs OPC shall not be liable for indirect, consequential, or punitive damages, including those arising from:
-Downtime, interruptions, or AI inaccuracies;
-Loss of data, listings, or communications;
-Third-party misuse of public information.
The Platform and all services are provided “as is” and “as available.”
Findwellings, Findwellings.com, and Sqyrs OPC shall not be liable for indirect, consequential, or punitive damages, including those arising from:

15. Non-Endorsement
The inclusion of any listing or user on the Platform does not constitute endorsement, verification, or warranty by Findwellings or Sqyrs OPC.
Users must perform their own due diligence before entering into any property transaction.

16. Privacy & Data Handling
Findwellings and Sqyrs OPC apply reasonable administrative, physical, and technical safeguards consistent with the Data Privacy Act of 2012 (RA 10173).
However, absolute security cannot be guaranteed.
Users accept residual risks and release Findwellings and Sqyrs OPC from liability for unauthorized access beyond Sqyrs OPC's reasonable control.

17. Governing Law & Dispute Resolution
This Agreement shall be governed by the laws of the Republic of the Philippines.
Disputes shall first be resolved through good-faith negotiation; failing that, through arbitration or the appropriate courts of Pasig City, Metro Manila, unless otherwise required by law.

18. Severability
If any provision of this Agreement is found invalid or unenforceable, the remaining provisions shall remain in full force and effect.
